The Gas Safety (Installation and Use) Regulations 1998 place specific duties and obligations on users of gas, installers, suppliers and landlords. Those who install gas appliances or carry out work on existing appliances, all fitters must be competent to carry out this work on the type of equipment in question. Gas appliances must be easily accessible for use, maintained and inspected, while employers, self-employed and those with responsibility for business premises have a duty to ensure that any appliances that are suspected of being dangerous are not used.
There are a range of specific duties placed upon landlords including maintenance, the carrying out of safety checks and retention of check records. These obligations have been amended by the Gas Safety (Installation and Use) (Amendment) Regulations 2018, which came into force on 6th April 2018. However, these do not relax any of the provisions found in the 1998 regulations, dealing primarily with the renewal dates for gas safety certificates.
